The composition of volumes responds pragmatically to the urban context of the site, preserving the existing street lines of neighbouring buildings on J.K.Tyla and Havlíčkova streets, accentuating the character of the surrounding development, the corner position and placement in mature greenery on the edge of the city with maximum consideration for existing mature trees. In its northern part, the building opens towards the existing senior housing complex, creating a public space with barrier-free connection between Havlíčkova and J.K.Tyla streets, also linking to park landscaping around the building. A community garden and residential terrace are created within the building's roofs exclusively for residents.
The semi-public spaces of the residential building are thus visually connected with the greenery in the public space. The mutual arrangement of three wings defines intermediate spaces serving as multi-level communication, exterior and interior community spaces. The interior community spaces are diversified and offer a social room for group activities, vertically connected with a more intimate library section in a gallery form. The total number of apartments in the proposed building is 37, including 6 units of type 2+1, 24 units of type 2+kk and 7 units of type 1+kk. Of the total number, 30 units are barrier-free and 7 are low-barrier.
